An HMO is a property rented to three or more people who are not from the same household and who share facilities such as a kitchen or bathroom. We agree a fixed monthly figure with you and pay it every month for the length of the agreement, whether the property is fully let, partly let or empty. The void risk sits with us, not with you.

Typically three to five years. Longer agreements give you a more predictable income and let us invest properly in the property, but we'll discuss what suits your plans.

You are still paid in full, on the same day, for the same amount. That is the point of the guarantee.

You remain the licence holder as the owner, but we handle the application, the paperwork, the inspections and the ongoing compliance. You will not be chasing the council.

We cover day-to-day management and minor repairs up to an agreed amount per incident. Structural work and major items remain the landlord's responsibility, and we'll always come to you with quotes before anything is booked.

It needs to be safe, sound and legally compliant. Cosmetic work, furnishing and small upgrades are things we often handle ourselves as part of getting the property ready.

No. No commission, no agency fee, no administration fee, no renewal fee. Our income comes from the difference between the rent we pay you and the rent we achieve.

For tenants

Rent covers your room, use of all shared spaces, and typically bills and internet. We'll confirm exactly what is included before you sign anything.
